By accessing or using hotelz.lk, creating an account, or submitting a property or business listing, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions, together with our Privacy & Cookie Policy.

Our Commitment and Your Role

At Hotelz.lk, we are dedicated to providing you with a high-quality directory to help you discover the best properties and activities in Sri Lanka. While we strive to feature reliable and professional listings, the actual services are provided by independent third parties.

Our Role: Hotelz.lk is an online directory that helps connect travelers directly with accommodation providers and tourism-related businesses. We do not act as a travel agency, booking agent, payment processor, or party to any booking or accommodation agreement between travelers and listing owners.
Your Stay: The contract for your stay or activity is strictly between you and the service provider. Therefore, Hotelz.lk cannot be held responsible for disputes, injuries, or issues that occur during your visit. However, we take user feedback very seriously and will investigate any listing that fails to meet our community standards.
Safety in Direct Bookings: We provide direct contact channels, such as WhatsApp and external links, to give you the freedom to communicate directly with owners and secure the best rates. While we facilitate these connections, please note that any payments or agreements made through these channels are handled outside of our platform. We encourage users to follow standard safety practices when making direct arrangements, as Hotelz.lk does not oversee or take responsibility for these private transactions.

Rules for Listing Owners

To maintain the integrity of our platform and provide the best experience for travelers, all listing owners must adhere to the following:

Verifiable Business Presence: To ensure trust, providing a valid user information is a mandatory requirement during registration. We reserve the right to decline or remove any account that cannot be verified as a legitimate business entity.
Accuracy of Information: Owners are responsible for ensuring that all listing details including pricing, availability, and amenities are kept current and accurate.
Content Standards: To maintain a professional appearance, we do not allow:
- False, misleading, or outdated information.
- Images with watermarks from other websites or third-party brands.
- Duplicate listings for the same business or property.
- The promotion of specific time-bound discounts in general listings (these are paid features).
Listing owners confirm that they have the legal authority to publish and manage the listing.
Listing owners are responsible for ensuring that all submitted text, images, logos, and other content do not infringe the intellectual property rights of others.
Listing owners are responsible for keeping their account credentials secure.

Free Listings & Promotional Benefits

Hotelz.lk provides free standard listings for all the eligible properties and businesses.

From time to time, we may offer promotional opportunities, seasonal campaigns, priority placement, or other visibility benefits. These promotional opportunities are provided at the discretion of hotelz.lk, may be subject to availability, and do not form part of the standard listing service.

Hotelz.lk reserves the right to introduce additional optional promotional services or features in the future. Participation in such services will always be optional and will not affect the availability of the complimentary standard listing.

Promotional Packages and Visibility

We offer promotional opportunities to help businesses increase their reach on our platform.

Promotional Payments: For featured packages, payment instructions will be provided via official channels, such as manual bank transfers or invoices.
Visibility vs. Results: While our promotional tools are designed to significantly increase your property’s visibility, we do not guarantee a specific volume of inquiries or bookings, as these depend on various market factors.
Commitment to Promotion: To ensure the stability of our featured listings, all payments for promotional packages are final. If a listing is removed or cancelled by the owner before the term expires, we are unable to provide pro-rated refunds.

Protecting Intellectual Property

Our Platform: The design, logo, layouts, and the “hotelz.lk” brand name are the exclusive property of Collk (Pvt) Ltd. Any unauthorized use, reproduction, modification, or distribution of our brand assets and intellectual property is strictly prohibited.
Your Content: By sharing photos and descriptions of your property, you grant Collk (Pvt) Ltd a non-exclusive, worldwide license to display and use this content on our Website and our official social media channels for the purpose of promoting your business and the Sri Lankan tourism industry.
Listing owners confirm that they own, or have obtained all necessary rights and permissions to use any content submitted to hotelz.lk.

Limitation of Liability

While we strive to maintain an accurate and reliable platform, Hotelz.lk does not guarantee uninterrupted availability of the Website, the accuracy of user-submitted content, search rankings, inquiries, bookings, occupancy, or financial results.

To the fullest extent permitted by law, Hotelz.lk and Collk (Pvt) Ltd shall not be liable for any direct, indirect, incidental, or consequential loss arising from the use of the Website or from interactions between travelers and listing owners.

Indemnity

Listing owners agree to indemnify and hold harmless Hotelz.lk and Collk (Pvt) Ltd against any claims, damages, liabilities, costs, or expenses arising from the information, images, or other content they submit, or from any breach of these Terms.

Owner Removal Requests

Listing owners may request the removal of their listing or account at any time by contacting hotelz.lk. The removal of a listing does not affect any obligations arising before the removal request was processed.

Website Access and Reliability

We aim to provide a seamless experience for our community. On occasion, we may need to perform scheduled maintenance to improve our platform. We will always endeavor to notify you in advance of any planned downtime and appreciate your understanding during these brief periods.

Maintaining Community Standards

To protect our users, Hotelz.lk may suspend or remove a listing if, including but not limited to:

Repeated verified complaints from travelers regarding service quality.
The provision of false or fraudulent business credentials.
A significant number of negative reviews supported by credible proof.
False or misleading information is provided.
Fraudulent or unlawful activity is identified.
Copyright infringement is reported.
The listing repeatedly violates these Terms.
The listing damages the reputation or integrity of the platform.
Professional Courtesy: If a listing with a paid promotional package is found to be in violation of these Terms, we will prioritize direct communication via email and telephone to resolve the issue before taking any action to remove the listing.

Updates to These Terms

We may update these Terms from time to time to keep up with new laws or platform improvements. The “Revised” date at the top will always show you when the last update occurred. By continuing to use Hotelz.lk, you agree to stay informed of and accept these helpful guidelines.

Governing Law

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the Democratic Socialist Republic of Sri Lanka.

Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

Entire Agreement

These Terms and Conditions, together with our Privacy & Cookie Policy, constitute the entire agreement between Hotelz.lk and its users regarding the use of the Website and supersede any prior understandings relating to the Website.
