Welcome to hotelz.lk. These Terms and Conditions (“Terms”) explain how hotelz.lk operates and the rules that apply when you use our website, create an account, or list a property or tourism-related business. We have designed these rules to ensure a safe, transparent, and high-quality experience for both travelers and property owners in Sri Lanka.

By accessing or using hotelz.lk, creating an account, or submitting a property or business listing, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions, together with our Privacy & Cookie Policy.

Introduction

hotelz.lk is a Sri Lanka focused online directory platform that connects travellers directly with accommodation providers and other tourism-related businesses. Our platform enables businesses to showcase their properties or services and enables travellers to discover and contact them directly.

Our Role: Hotelz.lk provides a platform for businesses to showcase their properties and services and for travellers to discover and contact them directly, rather than acting as a booking intermediary. We do not charge commission on bookings or reservations made directly between travelers and listing owners, including bookings initiated through contact methods or external booking links provided on a listing.

Part I – For Property & Business Owners

Rules for Listing Owners

Property and business owners (“Listing Owners”) may submit eligible properties or tourism-related businesses for listing on hotelz.lk. To maintain the integrity of our platform and provide the best experience for travelers, all listing owners must adhere to the following:

• Verifiable Business Presence: To ensure trust, providing a valid user information is a mandatory requirement during registration. We reserve the right to decline or remove any account that cannot be verified as a legitimate business entity.
• Accuracy of Information: Owners are responsible for ensuring that all listing details including pricing, availability, and amenities are kept current and accurate.
• Content Standards: To maintain a professional appearance, we do not allow:
  • False, misleading, or outdated information.
  • Images with watermarks from other websites or third-party brands.
  • Duplicate listings for the same business or property.
  • The promotion of specific time-bound discounts in general listings (these are paid features).
• Listing owners confirm that they have the legal authority to publish and manage the listing.
• Listing owners are responsible for ensuring that all submitted text, images, logos, and other content do not infringe the intellectual property rights of others.
• Listing owners are responsible for keeping their account credentials secure.

Free Listings & Promotional Benefits

Hotelz.lk provides free standard listings for all the eligible properties and businesses. We do not charge Listing Owners: A standard listing fee, A listing renewal fee, A commission on bookings or reservations, A fee for any enquiries, A fee for clicks to their website or external booking engine.

From time to time, we may offer promotional opportunities, seasonal campaigns, priority placement, or other visibility benefits. These promotional opportunities are provided at the discretion of hotelz.lk, may be subject to availability, and do not form part of the standard listing service. hotelz.lk reserves the right to introduce additional optional promotional services or features in the future. Participation in such services will always be optional and will not affect the availability of the complimentary standard listing.

No Commission on Bookings

Hotelz.lk does not currently charge, and does not intend to introduce, a commission on bookings made directly between travelers and listing owners. Listing owners retain 100% of the revenue from bookings made directly with them. This 0% commission model is a core part of the Hotelz.lk platform and is not a limited-time promotional or introductory offer.

The optional paid advertising, promotional packages, or premium features we offer are separate from booking commissions and will not affect the 0% commission model.

Promotional Packages and Visibility

hotelz.lk may offer Listing Owners optional paid marketing services designed to increase visibility and provide additional promotional opportunities.

These may include: Featured or priority placements, Advertising opportunities, Promotional campaigns, Premium listing features, Other marketing services. New marketing services or packages may be introduced in the future. Each service will have its own applicable price, features, duration, and conditions.

Promotional or campaign-specific benefits, including benefits offered to selected or founding members, may have separate eligibility requirements and durations. Where applicable, these details will be provided to the participating Listing Owner separately.

• Promotional Payments: For featured packages, payment instructions will be provided via official channels, such as manual bank transfers or invoices.
• Visibility vs. Results: While our promotional tools are designed to significantly increase your property’s visibility, we do not guarantee a specific volume of inquiries or bookings, as these depend on various market factors.
• Commitment to Promotion: To ensure the stability of our featured listings, all payments for promotional packages are final. If a listing is removed or cancelled by the owner before the term expires, we are unable to provide pro-rated refunds.

Protecting Intellectual Property

• Our Platform: The design, logo, layouts, and the “hotelz.lk” brand name are the exclusive property of Collk (Pvt) Ltd. Any unauthorized use, reproduction, modification, or distribution of our brand assets and intellectual property is strictly prohibited.
• Your Content: By sharing photos and descriptions of your property, you grant Collk (Pvt) Ltd a non-exclusive, worldwide license to display and use this content on our Website and our official social media channels for the purpose of promoting your business and the Sri Lankan tourism industry. If a listing is removed, hotelz.lk may continue to use content that has already been published in previously created marketing, editorial, social media, or promotional materials.
• Listing owners confirm that they own, or have obtained all necessary rights and permissions to use any content submitted to hotelz.lk.

Owner Removal Requests

Listing owners may request the removal of their listing or account at any time by contacting hotelz.lk. The removal of a listing does not affect any obligations arising before the removal request was processed.

Part II – Travellers & General Users

Using Hotelz.lk

Travellers may use hotelz.lk to discover accommodation, activities, and other tourism-related services and to contact businesses directly.

Information displayed on listings may be provided by businesses or obtained from publicly available sources. While we aim to maintain useful and reliable information, we do not guarantee that all listing information is complete, accurate, current, or error-free. A listing on hotelz.lk does not constitute an endorsement, certification, or guarantee of a business, its legal status, licences, quality, safety, facilities, services, or claims.

Direct Bookings & Transactions

hotelz.lk facilitates direct communication between travellers and businesses through contact details, WhatsApp, telephone numbers, websites, and external booking links provided on listings.

Any booking, payment, deposit, cancellation, refund, or other agreement is made directly between the traveller and the relevant business. hotelz.lk does not accept or process booking payments or deposits and is not responsible for disputes, cancellations, refunds, service issues, injuries, losses, or other matters arising from transactions between travellers and businesses.

We encourage users to follow standard safety practices when making direct arrangements, as hotelz.lk does not oversee or take responsibility for these private transactions.

Reviews, Feedback & Complaints

We value user feedback and aim to maintain a reliable platform. Reviews, ratings, and other information from third parties may be displayed or considered when reviewing listings. hotelz.lk does not guarantee the accuracy of third-party reviews or ratings.

Users may report concerns regarding a listing. We may review reported information and take appropriate action where a listing does not meet our platform standards or these Terms.

Part III – General Terms

Limitation of Liability

While we strive to maintain an accurate and reliable platform, Hotelz.lk does not guarantee uninterrupted availability of the Website, the accuracy of user-submitted content, search rankings, inquiries, bookings, occupancy, or financial results. To the fullest extent permitted by law, Hotelz.lk and Collk (Pvt) Ltd shall not be liable for any direct, indirect, incidental, or consequential loss arising from the use of the Website or from interactions between travelers and listing owners.

Indemnity

Listing owners agree to indemnify and hold harmless Hotelz.lk and Collk (Pvt) Ltd against any claims, damages, liabilities, costs, or expenses arising from the information, images, or other content they submit, or from any breach of these Terms.

Website Access and Reliability

We aim to provide a seamless experience for our community. On occasion, we may need to perform scheduled maintenance to improve our platform. We will always endeavor to notify you in advance of any planned downtime and appreciate your understanding during these brief periods.

Updates to These Terms

We may update these Terms from time to reflect changes in our services, business operations, technology, or applicable law. The “Revised” date at the top will always show you when the last update occurred.

Changes to general platform rules will become effective when the updated Terms are published on hotelz.lk, unless otherwise stated.

If hotelz.lk proposes a material change to the commercial terms applicable to existing Listing Owners, we will communicate the change clearly before it takes effect.

Governing Law

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the Democratic Socialist Republic of Sri Lanka.

Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

Entire Agreement

These Terms and Conditions, together with our Privacy & Cookie Policy, constitute the entire agreement between Hotelz.lk and its users regarding the use of the Website and supersede any prior understandings relating to the Website.
